The Property Monitor Index is based on sales and rental prices for average residential units in specific developments (buildings and villa sub-communities) in Dubai and Abu Dhabi. The presentation above is a roll-up of the low level data to a master community level. While the process for compiling these indices is robust, it is for information purposes only and any persons relying on this information do so at their own risk. Commercial use of this data is only possible through a subscription to our data service.
UAE communities Index is a study, the result of which would provide, an indication of sales prices and rental rates in each master development based on gathering reliable market evidence which is then scrutinised rigorously using our in-house market expertise. This tracks per sq.ft. rates as well as the total sales/rental price per unit for standard units within selected properties which enables us to track the prices on a like for like basis, making it more accurate. In UAE communities Index we track carefully vetted set of specific buildings/communities with the highest level of transactions to ensure the market movements are captured accurately. Price and Rents in different buildings in the same community differs based on amenities and characteristics, including its physical properties, such as its size and number of bedrooms, as well as the views and the neighbourhood in which the property is located. Hence, we track maximum number of buildings in each community to make our Index the most accurate. We currently cover main buildings/sub-communities in Dubai and Abu Dhabi. The list of buildings/sub-communities is continually growing with respect to the new supply. Property Monitor Index tracks the sales and rental movement down to the bedroom level of specific buildings and a roll up of the same to the master community level is offered as UAE communities index demonstrating the change in sale/rental price in 12 months, 6 months, 3 months and month on month.
What do we mean by month on month change?
It is the price fluctuation of the current month compared to the previous month.
What do we mean by the change in sale/rental price in 3 months?
It is the percentage of sales price change, current month compared to the sales price 3 months ago.
What do we mean by the change in sale/rental price in 6 months?
It is the percentage of sales price change, current month compared to the sales price 6 months ago.

It is the percentage of sales price change, current month compared to the sales price 12 months ago.
